Step 1: Visit the TIN Protean website




Go to [15]( and click on "Services" tab. Under "TDS on sale of property", click on "Online form for 26QB (Payment of TDS on sale of property)".


Step 2: Select the applicable challan and fill the form




You will be redirected to a page where you have to select the applicable challan for TDS payment. Choose "0021" if you are an individual or HUF, or "0020" if you are any other entity. Then, fill the form with the required details, such as PAN of buyer and seller, address of property, amount paid or credited, date of agreement, TDS amount, etc. You can also select the option to generate Form 16B for the seller after payment. After filling the form, click on "Proceed" button.


Step 3: Confirm and print the form




You will be shown a confirmation screen where you can verify the details entered by you. If everything is correct, click on "Submit to the bank" button. You will also get an option to print the form for your records. You can also save the acknowledgment number generated by the system for future reference.


Step 4: Choose the payment mode and pay the TDS amount




You will be redirected to the net banking portal of your bank. You have to login with your credentials and choose the payment mode, either debit card or net banking. Then, you have to authorize the payment of TDS amount from your account. Once the payment is successful, you will get a confirmation message on your screen.


Step 5: Download the challan counterfoil as proof of payment




You will also get a challan counterfoil containing details such as BSR code, challan serial number, date of deposit, etc. This is your proof of payment of TDS and you should download and print it for your records. You should also provide a copy of this challan to the seller along with Form 16B.


How to download Form 16B from TRACES portal




Form 16B is the TDS certificate issued by the buyer to the seller for paying TDS on property sale. It contains details such as name and address of buyer and seller, PAN of buyer and seller, property details, TDS amount, etc. The buyer has to download Form 16B from the TRACES portal and provide it to the seller within 15 days from the due date of filing Form 26QB. Here is how you can download Form 16B from TRACES portal:


Step 1: Register and login as a taxpayer using your PAN




Go to [14]( and click on "Register Yourself" button. Select "Taxpayer" as user type and enter your PAN as user ID. Fill in the registration form with your personal details, contact details, password, etc. and submit it. You will receive an activation link on your email ID and a PIN on your mobile number. Click on the link and enter the PIN to activate your account.


Then, login to your account using your PAN as user ID and password. Go to "My Account" tab and select "Register as Deductor" option. Enter your TAN as deductor ID and fill in the registration form with your deductor details, contact details, password, etc. and submit it. You will receive an activation link on your email ID and a PIN on your mobile number. Click on the link and enter the PIN to activate your account.


Step 2: Select Form 16B (For Buyer) under Downloads menu




After logging in as a deductor, go to "Downloads" tab and select "Form 16B (For Buyer)" option. You will be redirected to the TRACES portal where you have to login again using your TAN as user ID and password.


Step 3: Enter the details of the property transaction and submit the request




On the TRACES portal, enter the details of the property transaction such as assessment year, PAN of seller, acknowledgement number of Form 26QB, etc. and click on "Proceed" button. You will get a confirmation message that your request has been submitted successfully. You will also get a request number for tracking the status of your request.


Step 4: Check the status of the request and download the file




You can check the status of your request by going to "Downloads" tab and selecting "Requested Downloads" option. You will see a list of all your requests along with their status. If your request is available, you will see a download link next to it. Click on it and enter your password to download the file containing Form 16B in PDF format.
